A grand drive up with a sleek and sexy appeal, this 1967 mid-century stunner designed by architect John Thompson has been gracefully transitioned to embrace the admired design of the era. In fact, the authenticity of the home scored it a feature on the 42nd Old Oak Cliff Conservation League Home Tour in 2015. The 3,500-square foot home integrates open spaces and brings the outdoors in. Interesting and smart people are what make this business so rewarding, and those with long term investment properties in HPISD are no exception. Jay (not pictured, for he was traveling on business in France) and Binny exemplify these qualities. A very industrious and entrepreneurial couple with two young girls, Jay and Binny enjoyed the low vacancy rates of the Park Cities and experienced wonderful tenants. Additionally, they recently opened a Montessori school in Prosper, and are looking to build a second one. Not only did I enjoy getting to know this darling couple, but I look forward to watching their sweet girls grow as they embark on a new venture in real estate. (in another post). Stay tuned.

The glass wall staircase sets the tone the minute one walks in the door, as a more modern and clean lighter look. This is often one of the more notable features and changes that are overlooked. The antique mirror wall in the dining room is also a hint of modern with almost a cloudlike texture as opposed to a distressed true antique mirrored wall. Many homes are painted all white and tend to be too monochromatic. What a blast I had taking my previous assistant from Stanley Korshak across Dallas to find him his first place. Nothing is more fun than shopping with friends, and Michael and I had years of experience with that situation! We ran a huge men’s sportswear business at SK, had remarkable success with the growth of the business, and we were just as tenacious in finding his new home. This relationship does not stop with the sale. I will make sure to continue to assist him with resources, contractors, and design collaboration (he must stay in budget), and to enjoy this time together.

Selling investment properties and commercial properties is quite different than selling residential. There is no emotion involved whatsoever. It is purely a numbers game on both sides. And as a real estate agent, you must be on top of your game to explain cap rates to savvy investors. And you must know your zoning laws on multifamily properties, especially if they are in the very sought-after Park Cities. HPISD multifamily properties are typically more long-term investments and the land is high, yet the vacancy rates are typically lower than areas outside of this school district.
